The village
Incline Village sits at about 6,300 feet on the north-east corner of the lake, with Crystal Bay and the state line a few minutes to the west. It is a residential community more than a resort town: quiet streets under the pines, a couple of small centres for groceries and coffee, and the water at the bottom of the hill.
Diamond Peak, the community’s own ski area, is inside the village, and Mt. Rose Ski Tahoe is a short drive up the Mt. Rose Highway. In summer the Tahoe East Shore Trail runs from the edge of the village south along the water to Sand Harbor, paved the whole way, and it is the best three miles of walking anywhere on the lake.
Beaches, and who can use them
Incline’s own beaches are private to the community, run by the local district for property owners and their guests, so whether a particular home comes with beach access is something to ask us when you book rather than assume.
Everyone can use Sand Harbor, the state park beach a few miles south on Highway 28. In summer its lot fills early and the park has used a reservation system on busy days, so check its site before you drive down. Hidden Beach and the coves along the East Shore Trail are the quieter alternative, reached on foot or by bike.
Winter
This is real mountain winter. Storms close in fast, the Mt. Rose Highway and Highway 28 get chain controls, and a vehicle that can handle snow is not optional between November and April. The reward is Diamond Peak with a lift line you can see the end of, and Mt. Rose when the storm clears.

House rules the county sets
Every short-term rental on the Nevada side of the lake is permitted by Washoe County, and the permit fixes an occupancy limit and quiet hours for the home. The sleeping capacity on each home’s page is that limit. It is not a suggestion, and the booking site will not take a party larger than it. The same rules are what keep the neighborhood the quiet place you came for.

- Plan on it, or on carrying chains. The Mt. Rose Highway and Highway 28 get chain controls during storms, and the streets in the village are steep and shaded. Between November and April a vehicle that can handle snow is part of the trip.
- How many people can stay?
- The sleeping capacity on each home’s page is the occupancy its Washoe County permit allows, and the booking site will not accept a larger party. Children count. If you are travelling as two families, look at the larger homes or book two.
- Are these the same homes listed on Airbnb and VRBO?
- Yes. Each home is listed on the major booking sites and here, with one shared calendar, so an open date on our booking site is open everywhere. Booking here puts you in touch with the local team directly.
- Who do I call if something goes wrong during my stay?
