Two questions get asked last and worried about first: what is this actually going to cost, and what happens if we cannot come. Here are both answers in full, including the one most rental sites make you hunt for.
What the quote adds up
The quote itemises the nightly rate, the cleaning fee, any other charge and the lodging tax, and it shows all of that before you enter a card. The total you see is the total you are charged. Nothing appears at the last step.
There is no platform service fee, because there is no platform in the middle to take one. If you are weighing that against booking on Airbnb or Vrbo, that comparison has a guide of its own.
No security deposit on a nightly stay
We do not take one on a booking made on duvoire.com. No hold on your card, no sum to chase afterwards. A monthly stay is a different arrangement and does carry a deposit, covered further down.
If you need to cancel
Our homes run what the trade calls a Firm policy, and it comes down to one line:
Cancel at least 30 days before arrival for a full refund. Cancel less than 30 days before arrival and 50% is refunded.
That is worth knowing before you book rather than after, which is the whole reason it is written here in words instead of sitting behind a one-word label. A guest should never be asked to agree to terms they cannot read.
One thing to hold on to: the terms that bind your booking are the ones on that home’s page and in your quote, shown to you before you pay. Read them there. If a home ever carries terms different from the line above, its page says so and tells you to call us rather than leaving you to guess.
And if the problem is dates rather than the trip itself, ask before you cancel. You are dealing with the people who run the home, not a policy engine, and moving a booking is often possible when cancelling would be expensive. How much notice there is decides most of it.
The line at 28 nights
At 28 nights a stay stops being a nightly booking and becomes a furnished monthly let on a written Nevada lease. That is a different product with different terms, and it catches people out, so it is worth stating plainly. Stays at or above 28 nights also fall outside the transient lodging tax.
The rate is one all-in monthly number, priced on the home itself rather than on how long you stay: one month and twelve months are quoted at the same monthly rate. What sits inside it:
- Security deposit: half of one month’s rent, refundable, held under Nevada law and returned within 30 days of move-out less any itemised deductions. Nevada caps deposits at three months’ rent, so this sits well under the limit. Our guide to Nevada deposit law sets out the rules with the statute cited.
- Utilities: water, sewer, trash, gas, internet, and landscaping or snow removal where the property has them, all built into the monthly rate. Electricity is covered up to $200 a month, and anything above that is billed against the actual utility statement.
- Pets: $500 for one or two, $750 for three or more, non-refundable. It pays for the deep clean a furnished home needs afterwards, the carpets and upholstery a normal turnover does not reach. Service animals and assistance animals are not pets and are never charged.
- Late fees: Nevada limits a late fee to 5% of the monthly rent and forbids charging one until at least three calendar days after rent is due. We do not exceed either limit.
Every home let by the month runs on those same terms. Nothing is negotiated house by house, which means the number you are quoted is the number everyone is quoted.
What the home’s own page tells you first
Check-in and check-out hours, the stay limits, the house rules, the sleeping capacity and the cancellation terms all sit on the home’s own page, before you book. None of it is buried in a confirmation email.
The sleeping capacity deserves a line of its own, because it is the one people try to stretch. It is the occupancy the home’s county or town permit allows, not a soft suggestion, and the booking site will not take a larger party. Children count toward it. Two families travelling together should look at the bigger homes or book two.
