You found a cabin on Airbnb, then noticed the same place on the manager’s own site. The photographs match. The price does not, quite. Here is what is actually different between the two, including the part that is worse.
What the platform fee is, and who pays it
A booking platform charges the guest a service fee on top of the nightly rate. It is the platform’s charge for running the marketplace, and it goes to the platform, not to the person who owns the home or the company that runs it. It appears at checkout rather than on the listing, which is why the number you end up paying is not the number you first saw.
We are not going to print a percentage here. Platforms change their own fees, and a figure typed into a page like this one is true until the day it quietly is not. Read it on the platform’s own fee page before you compare, for the same reason you would not take our word for their pricing anywhere else.
What is identical either way
Most of it. We manage these homes ourselves and list them on both, so the booking route does not change the stay:
- The same home. Same beds, same amenities, same photographs. Each home has its own page on duvoire.com listing its bedrooms, sleeping capacity and amenities, so you can hold it against the listing you were looking at.
- The same cleaning. The same turnover, the same linens, the same people doing it.
- The same nightly rate. The rate and the cleaning fee do not move between the platform and our site.
- The same support. Our team answers either way, because the platform never handled the home to begin with.
What actually changes
- The platform fee is gone. There is no marketplace in the middle to charge one. Our published policy is that a direct rate is never higher than the same home on the same dates through a platform.
- You see the whole cost before you pay. Nightly rate, cleaning, fees and tax, shown before you enter a card rather than after, and no security deposit is taken on a nightly booking. The full money and cancellation terms are here.
- A change is a conversation, not a form. We can often be more flexible than a platform’s standard terms, because the people deciding are the people who run the home. How much notice there is usually decides what is possible.
- You can ask a local a question. Which beach suits a group with small children, what the road is like in February, whether a particular home works for your dog. We live here.
What you give up, which is a real thing
The platform’s arbitration
A platform stands between you and the host and will judge a dispute. Book direct and your agreement is with us, so what stands behind it is our written confirmation, our terms, and a local company you can telephone.
That is the honest trade, and for some travellers it points the other way. If a third party arbitrating a dispute is worth more to you than the fee, book on the platform. We manage the same homes there and we would rather you stayed in one of them on terms you are comfortable with than saved a fee you spend the trip thinking about.
How to tell a real direct booking site from a scam
Worth saying plainly, because holiday rental fraud is real and the advice applies to us as much as anyone. Before you pay a company you have not used before:
- Check it exists, then phone it: A real manager has a findable company and answers the number on the site. A number nobody picks up is the end of the conversation.
- Look for the same homes on the platforms: A manager who runs a home lists it in more than one place, under the same management. A home that exists only on one unfamiliar site deserves a second look.
- Watch how you are asked to pay: An ordinary card processor is normal. A wire to a person, a gift card, an app-to-app transfer, or any pressure to move off the site is not, and no legitimate manager will ask.
- Get it in writing before you travel: A confirmation naming the home, the dates and the terms. If a question about the terms produces vagueness, treat the vagueness as the answer.
Duvoire is a Reno-Tahoe property management company founded in 2023. We run the homes we let, our team lives in the region, and the number is (775) 200-1742. Apply the four checks above to us too.
Where to look
Our homes sit in three areas, each with a page written for someone deciding where to sleep rather than where to invest: Lake Tahoe and Truckee, Incline Village and Reno and Sparks. Every home Duvoire manages is listed on the rentals page, one page each.
Frequently Asked Questions
Is it cheaper to book direct with Duvoire than on Airbnb or Vrbo?
The nightly rate and the cleaning fee are the same either way. What changes is the platform service fee, which a booking site adds on top of the rate and which does not exist when you book with us. Duvoire publishes a direct rate that is never higher than the same home on the same dates through a platform. For what a platform currently charges, read that platform’s own fee page rather than a figure quoted second hand on a page like this one.
Is the home the same one I saw on Airbnb?
Yes. We manage these homes ourselves and list them on both, so the home you found on a platform is the home you book here: same beds, same amenities, same cleaning. Every home has its own page on duvoire.com with its photographs, bedroom count, sleeping capacity and amenities, so you can check it against the listing you were looking at.
How do I pay for a direct booking, and is it secure?
We accept major credit cards, debit cards and bank transfers, processed securely, and a confirmation email with the booking details follows straight away. You see the whole cost before you enter a card: nightly rate, cleaning, fees and tax, rather than a number that grows at the last step.
What happens if I need to change or cancel a direct booking?
You deal with our team rather than a platform policy engine. We can often be more flexible than a platform’s standard terms, because the people deciding are the people who run the home. Tell us as soon as you know something has changed, since what is possible usually depends on how much notice there is.
What do I give up by not booking through a platform?
The platform’s own dispute and refund process, and that is a real trade rather than a technicality. A platform sits between you and the host and will arbitrate if something goes wrong. Booking direct, your agreement is with Duvoire, so what stands behind it is our written confirmation, our terms, and a local company you can telephone. If that arbitration matters more to you than the fee, book on the platform: we manage the same homes there and you are welcome either way.
How do I know a direct booking site is legitimate?
Check what you would check before paying any company you have not used before. It should be findable and answer its phone. The homes should appear under the same management on the booking platforms as well. Payment should run through an ordinary card processor, never a wire to a person, a gift card, or an app-to-app transfer. You should receive written confirmation naming the home and the terms.
