It depends entirely on which jurisdiction your parcel sits in, and the answer is very different inside a city than outside one. Unincorporated Washoe County, which includes Incline Village and Crystal Bay, runs a demanding permit program, and the permit must be in hand before you advertise. The City of Reno, by contrast, has no short-term rental permit program as of August 2026 and exempts short-term rentals from its city business license; Washoe County states plainly that a property inside Reno or Sparks cannot obtain a county permit. A transient lodging tax license from the RSCVA is required either way. We establish what applies to your specific address and handle it, but rules change. Confirm current requirements with the correct jurisdiction before listing.
