Reno Short-Term Rentals

Reno is not a resort town, and it should not be run like one

Most vacation rental companies working this region are really Tahoe companies with a Reno page. That shows up in the pricing. A Tahoe playbook prices for ski weeks and summer at the lake, and then treats Reno as a quiet shoulder market — which is exactly backwards for a home whose best weekends are Hot August Nights and the Balloon Race, and whose midweek demand comes from business travel and hospital visitors rather than holidaymakers.

Duvoire is based here. We manage short-term rentals across Reno and Sparks with a local team, price against the calendar this city actually runs on, and put a person at your property when something goes wrong. If your home would genuinely do better as a furnished monthly rental or an annual lease, we will tell you that too.

Why Choose Duvoire

What Local Management Actually Buys You

Priced to the Reno calendar

Rates move with real local demand — event weekends, business travel, university and hospital visitors — not a flat seasonal guess.

Guests screened, not just booked

Every reservation is vetted before it is confirmed. A cheap booking that costs you a neighbor complaint is not a good booking.

On-site in the hour

A Reno-based team with keys, vendors and a truck. Lockouts and failed water heaters get a person, not a support ticket.

Registration handled

We work out what your specific parcel actually requires and handle the transient lodging tax registration and remittance.

The Reno Market

Where Reno Bookings Actually Come From

An event calendar that moves rates

Hot August Nights, the Great Reno Balloon Race, Street Vibrations, the rodeo, Artown, and a bowl-game and tournament calendar at the university. These weekends are not worth a normal nightly rate, and pricing them like ordinary nights is the single most common way Reno owners leave money behind.

Demand that is not only tourism

Reno fills beds for reasons a resort town does not: business travel to the industrial corridor east of Sparks, families visiting patients at the region’s hospitals, university visitors, and people relocating into the area. That mix is why Reno occupancy does not collapse the way a single-season market can.

Guests who expect an answer

A weekday business guest and a weekend event group want different things and both want them immediately. We answer around the clock, from here, which is what turns a problem at midnight into a five-star review instead of a refund request.

How It Works

From Your Address to Your First Booking

01

Property analysis

We look at your address, not the city average — the neighborhood, layout, parking, amenities and what comparable Reno homes actually achieve — and give you a property-specific projection in writing.

02

Get it right for guests

Any furnishing or presentation gaps get closed first, then professional photography. What a listing looks like in the first three photographs decides whether the rest of it is ever read.

03

Registration & compliance

We establish what your parcel requires, handle the transient lodging tax registration, and confirm current rules with the correct jurisdiction before the listing goes live rather than after.

04

List & distribute

The listing goes live across the major channels on one synchronised calendar, priced dynamically from day one so the opening weeks are not sold at a placeholder rate.

05

Run it

Guest communication, housekeeping, restocking, maintenance, inspections and tax remittance — with monthly statements and an owner portal where you block the dates you want the house for yourself.

A professionally photographed Reno short-term rental interior

The listing is the product

A guest comparing four Reno homes gives each of them a couple of seconds. What decides it is the first three photographs and the first line of the description — not the amenity list further down that almost nobody reaches.

So we photograph properly, write the listing for the guest who is actually likely to book your address, and revisit both when the market shifts. It is the cheapest lever in short-term rental management and the one most often left alone after launch.

FAQ

Reno Short-Term Rental Questions

Do I need a permit to run a short-term rental in Reno?

It depends on which jurisdiction your parcel actually sits in, and that is not the same thing as your mailing address. Washoe County runs a short-term rental permit program for unincorporated Washoe County only, and says so plainly: a property inside the City of Reno or the City of Sparks cannot obtain a county permit. For a property inside Reno city limits, confirm current requirements directly with the City before you list — the city has continued to revisit short-term rentals and there is no substitute for asking about your specific address. Separately, and regardless of city, transient lodging tax registration through the Reno-Sparks Convention and Visitors Authority applies. We do this legwork for every property we take on.

How much can my Reno home earn as a short-term rental?

It depends on the neighborhood, the size and condition of the home, the amenities, and how well the calendar is priced against events — the Reno event calendar moves rates far more than most owners expect. Rather than quote a generic figure we do not stand behind, we build a property-specific projection from real local market data before you commit to anything. Ask for the analysis and you will get a number for your address, not for the city.

Which Reno and Sparks neighborhoods do you manage in?

All of them. We are a Reno-based team working Midtown, Old Southwest, Northwest Reno and Somersett, South Reno and Damonte Ranch, the university district, and across Sparks including Sparks Marina, Wingfield Springs and Spanish Springs. Being local is the point — when a guest locks themselves out at 11pm or a water heater fails on a Sunday, someone is in a truck rather than in a call queue three time zones away.

Which booking platforms will my property be listed on?

Airbnb and Vrbo are the anchors, alongside Booking.com and the wider set of channels we distribute to, all synchronised to one calendar so the same night is never sold twice. Multi-channel matters more in Reno than in a pure resort market because the demand is mixed — event weekends, business travel, and people visiting the university or the hospitals all book through different places.

Why hire a local Reno manager instead of a national company?

A national platform routes your guest issue to a call center and your maintenance request to a vendor list. A local manager knows which side of the city-county line your parcel actually falls on, prices the Great Reno Balloon Race and Hot August Nights weekends properly, and can physically be at your property inside the hour. The difference shows up on the nights when something goes wrong, which is exactly when a five-star review is won or lost.

What does Duvoire handle day to day?

Listing creation and professional photography, dynamic pricing against real local demand, guest screening and 24/7 guest communication, hotel-grade housekeeping and linen, restocking, routine and emergency maintenance, inspections between stays, transient lodging tax collection and remittance, and monthly owner reporting. You keep the keys to your own calendar — block the dates you want the house for and we work around them.

How quickly can you get my Reno property listed and earning?

Once the home is furnished and any registration your address requires is in place, photography, listing setup and channel distribution typically take about a week. The honest variable is the paperwork rather than our side of it — we will give you a realistic timeline for your specific property during the analysis rather than a headline number.

What are your management fees?

Commission-based, quoted per property, with no hidden charges layered on top — we only earn when your property does. The right number depends on the home, the market and how much of the operation you want us to carry, so we quote it in writing after we have looked at your address rather than publishing a rate that would be wrong for half the properties we manage.

Can I still use my own home?

Always. Block the dates in your owner portal and the calendar closes across every channel at once. Owners routinely keep holiday weeks, ski season, or a standing month for family — the home is yours and the calendar reflects that.

Would my Reno property do better as a long-term or mid-term rental?

Sometimes, and we will tell you when we think so. A home in a neighborhood with thin nightly demand, or one whose owner wants fewer moving parts, often does better on an annual lease or as a furnished monthly rental for travelling clinicians and relocating professionals. We model all three against your specific address before recommending one, because the point is the return on your property rather than which service line it lands in.

What Could Your Reno Home Earn?

Give us the address and we will build a property-specific projection — short-term against mid-term and long-term — so you can see all three before you decide.
