I run a property management company, so treat what follows accordingly. But the case for hiring someone in Reno is not the one most managers make, and the honest version is more useful to you than the sales version.
First, the argument I am not going to make
You will read, repeatedly, that Reno’s short-term rental permitting is complicated enough to need a professional. Inside Reno city limits that is simply not true. As of August 2026 the City of Reno has no short-term rental permit programme at all, and its own business-licensing page lists vacation and short-term rentals among the business types exempt from a city business licence.
The elaborate rules you have seen attached to “Reno” — permit tiers, a $500,000 insurance minimum, a responsible party who must arrive within the hour — are Washoe County’s, and the county states plainly that a property inside Reno or Sparks cannot obtain its permit. The one compliance item that is real inside the cities: a transient lodging tax licence from the Reno-Sparks Convention and Visitors Authority. It is free, it is mandatory, and Reno Municipal Code treats every day operated without one as a separate violation. That is a form, not a career.
Where the tax question does get awkward
Airbnb collects and remits the lodging tax for bookings made on Airbnb, which is why a lot of Reno hosts believe they have no filing obligation. That holds only while Airbnb is your onlychannel. List the same home on Vrbo or Booking.com as well and the licence and the quarterly return become yours — and the return is due even in a quarter when you owe nothing. So what are you actually paying a manager for?
The operating work, and the pricing. Not the paperwork. Here is the real weekly load, stated plainly:
Guest messaging
Enquiries answer best within minutes, and the ones that matter arrive at 11pm on a Saturday. This is the single biggest time cost and the one owners consistently underestimate.
Pricing the calendar
Reno rates swing hard around Hot August Nights, the Balloon Race, Street Vibrations, the rodeo and university weekends. A flat nightly rate leaves the most money on the table here of anything on this list.
Turnovers
A same-day checkout and check-in means a cleaner who actually shows up, a linen supply that survives a back-to-back, and someone to answer when they do not.
Maintenance
A failed water heater on a Sunday is a refund and a one-star review unless somebody local can be there. Vendor relationships are worth more than a vendor list.
Tax filing
The RSCVA return is quarterly for homeowner rentals, due the 1st and delinquent after the 15th — and it must be filed even in a quarter with nothing to report.
Listing upkeep
Photos, copy, amenities and minimum stays all decay. Most self-managed listings are never meaningfully revised after launch.
None of these is hard on its own. The difficulty is that they are all simultaneous, they are unscheduled, and the consequence of dropping one is a review that suppresses your ranking for months.
The exception that changes the answer: unincorporated Washoe County
If your property is in unincorporated Washoe County — Incline Village, Crystal Bay, parts of Spanish Springs and Sun Valley — the calculation is different, and it is not close. The county permit requires a named local responsible party who is reachable around the clock, must respond within 30 minutes of being contacted, and must be physically at the property within one hour when a complaint requires it. Confirmed violations can cost you the permit.
That is not a service standard you can promise from another state, or from a holiday. If your parcel is unincorporated and you do not live within an hour of it, you need somebody local named on the permit — a manager, a neighbour you trust completely, or a dedicated local contact service. Check which jurisdiction your parcel is actually in before you decide: a mailing address is not the answer.
When self-managing genuinely works
If most of those describe you, self-manage. You will keep the commission, you will learn your own market properly, and you can always hand it over later. Plenty of good Reno hosts run their own single property for years and there is nothing wrong with it.
When it stops being worth it
How to actually run the numbers
Management is charged as a commission on booking revenue, so the question is not whether the fee is large. It is whether the manager moves the top line and your own costs by more than the fee. Three things to compare honestly:
Revenue.Multi-platform distribution and dynamic pricing tend to raise gross bookings against a single flat-rate listing, and the gap is widest in a market like Reno where the event calendar does the heavy lifting. Ask any manager you interview what they would have priced last year’s Balloon Race weekend at.
Costs. Managers usually buy cleaning, linen and consumables at rates a single owner cannot, which claws back part of the fee before you count anything else.

The option most owners never consider
If the honest answer is “I do not want to do the work and I am not sure the nightly model suits this house,” there is a third road. A furnished mid-term rental of 28 nights or more sits outside the short-term rental rules and the lodging tax entirely, has no turnover between stays, and suits Reno unusually well because of the travelling clinicians and project crews the region runs on. It earns less per night than a well-run nightly listing and considerably more than an unfurnished annual lease.

Owners who skip the third are comparing a fee against zero, which was never the real alternative.
Is there an option between self-managing an Airbnb and hiring a full-service manager?
Two. A local contact service covers the on-the-ground obligations — access, complaints, vendor meets, the responsible-party requirement in unincorporated Washoe County — while you keep the listing, the pricing and the guest communication. Alternatively, a furnished mid-term rental of 28 nights or more sits outside the short-term rental rules and the lodging tax altogether, has no turnover between stays, and is far less work per booked night.
