South Lake Tahoe Property Management FAQ
Can I run a short-term rental in South Lake Tahoe?+
It depends on where the property sits. The City of South Lake Tahoe phased out vacation-home-rental (VHR) permits in most residential neighborhoods under Measure T, while permits remain available in the Tourist Core and commercial areas. Unincorporated El Dorado County (Meyers, Christmas Valley) runs its own VHR program. We confirm your property’s eligibility before you list and handle the paperwork.
Do I have to collect transient occupancy tax?+
Yes. Permitted short-term rentals in South Lake Tahoe collect and remit transient occupancy tax. We register your property, collect the tax at booking and file on the required schedule so you stay compliant.
How do the ski and summer seasons affect my rental?+
The South Shore has two strong peaks — winter at Heavenly and a busy summer on the lake — with shoulder seasons in between. We adjust nightly pricing and minimum-stay rules around holidays, powder weekends and summer demand to keep occupancy and revenue balanced year-round.
Can you work with my HOA, like Tahoe Keys?+
Yes. Communities such as Tahoe Keys have their own CC&Rs, amenities and rental rules. We review your association’s requirements up front and operate your property within them.
I live out of the area — can you manage everything?+
Absolutely. Most of our owners are remote. We act as your local presence on the South Shore — supervising vendors, handling winterization and snow issues, approving work with you first and documenting every visit.
