Do I need a permit to run a short-term rental in Reno?+

Not from the City of Reno — the city runs no short-term rental permit program, and it lists vacation and short-term rentals among the business types exempt from a city business license. Washoe County does run a permit program, but for unincorporated Washoe County only: a property inside Reno city limits cannot obtain a county permit. What is required either way is a transient lodging tax license from the Reno-Sparks Convention and Visitors Authority, which is free and mandatory. Because a mailing address does not always match the parcel, we confirm which jurisdiction your property actually sits in, file whatever it genuinely requires and handle the tax remittance.

Should I rent my Reno property long-term or short-term?+

It depends on your neighborhood, financing and goals. We model both scenarios for your specific address so you can compare projected income and effort before deciding.

How does seasonality affect Reno rentals?+
